Mark Walters Short Sale Flopping Rebuttal
NEVER do what’s called short sale flopping! That’s where you get the bank to sell you a property at a price that’s much lower than fair market value, in a way that’s misleading or facts that are not fully disclosed.
There are too many good deals out there at great prices to do anything underhanded.
A story was recently written that included a quote of mine from a past video I made. In it mentioned giving BPO agents who help lenders establish a value for the property, information to help them come up with a value that’s lower than they might.
First of all, it’s very rare to ever have the chance to speak to one of these people. But if you do, my comments were that you could considering letting them know WHY the values in the area are as low as they are, so they have a full picture of values in that particular neighborhood.
Sometimes these agents are from other areas and merely do a drive by.
Other times they are in an office in another state determining values.
These BPO agents probably don’t know as much as an investor knows about that particular neighborhood. If they did, they might value the property differently.
I’m not telling you what to do, only that these scenarios exist.
ALWAYS disclose properly and stay within in the law. There is no reason why you can’t be finding good deals out there that banks are more than happy to sell to you at discounts that are beneficial to both parties.

Consider Real Estate Options If You Have No Money and Bad Credit
If you have no money and bad credit for your real estate investing,
then using a real estate option just might be the instrument you’re

You can find out exactly what whole real estate buyers are looking
for in your area.
All you do to find this out is look in your local newspapers’ classified
section and look for ads that say “I Buy Houses” or “Cash For Houses”.
You can also find these ads online.
Contact these people in your area and find out exactly what type
of real estate they’re looking to invest in.
See if they are interested in buying option contracts from you
if the deal is what they’re looking for.
This will tell you 2 things….
1. Exactly what these wholesale real estate buyers are buying
right now so you can supply them with what they want, earning
a profit at the same time…
2. If these investors have been investing for a long time, chances
are the types of houses they’re looking for in the neighborhoods
they specialize in are PROFITABLE! Once you have enough cash
of your own, you may want to keep these profitable deals for
yourself.
Begin contacting wholesale buyers, and motivated sellers.
Have quota of at least 30 calls a week for home sellers. Keep
doing it until you feel comfortable and always ask for referrals
and direct them to your website.

How To Find Motivated Home Sellers In Churches
If you stop to think about it, Churches are a great source for
motivated home sellers.
It’s probably safe to say that most real estate investors have never
thought about targeting this market. It takes a completely different
marketing campaign that’s filled with sensitivity and compassion…
along with one SECRET INGREDIENT!
In this example, the secret ingredient is giving back some of your
profit to the church that referred you the deal.
Remember, real estate investing starts with a solid plan to find good
real estate deals. That happens when your marketing focuses on

Mobile Home Investing with Single Wide Mobile Homes
What if you could do a few hours of work and obligate someone to send you $200 each month for three years? How could you do a little work one time and get paid for a long time?
You could do that by creating notes on something that people want to buy but
don’t have the money to buy.
This could be done with a number of things, but one vehicle for creating notes is used, manufactured homes – mobile homes.
Manufactured housing and mobile home housing is the fastest growing type of housing in the country. Manufactured homes are the only affordable housing left for many people.
But even the new mobile homes are too expensive for many who want to buy. That’s why there is such a huge demand for inexpensive, used mobile homes with seller financing.
If you want to create a nice stream of incoming cash flow, learn the used mobile home business.
You may want to consider looking for lower priced single-wide mobile homes that you can buy for at least a discount of 50 cents on the dollar.
Aim more for the 10-25 cents on the dollar range. Then turn around and sell them at retail with seller financing with a reasonable down payment.
This type of financing is not always easily available through banks, so your offer may be VERY attractive to people wanting to put a roof over their family’s heads that they actually own.
These homes are 10 to 20 years old, single wide, already set up in a park and can stay on the lot. You can simply buy the home for a cash wholesale price from a motivated seller looking to move on. Have your selling price be at least double what you have in the home.
Figure out what the average monthly payment is if you carried back financing for 36 months. Include interest as well.
Set a goal to invest in one singlewide mobile home a month. After 24 months of checks coming in of $200-$500 a month, you will be well on your way to a life free of financial worry.
Don’t be surprised if word gets around that you’re doing this resulting in more deals than just one a month!

How To Get Things Done!
If you create a schedule that has all the things you
need to do, then you have a fighting chance at actually
getting them done.
Just remember, this schedule isn’t written in stone
and is meant to be changed where needed going
forward.
Even if you only spend 3 minutes on a task, always
do what’s on your schedule as it builds momentum.
If you skip doing things on your schedule, it’s too
easy to say you’ll get to it later, and then forget about
it entirely.
Be true to yourself. Put things on your schedule that
mean a lot to you that you really want to accomplish.
You will be amazed at how much you actually get done,
while freeing your mind to do more.
Don’t be surprised if your level of confidence grows as
you become more efficient and successful at the things
that mean the most to you.
