Here’s an example of one of my favorites…

[once you get to the seller's 'lowest number' ...]

“Ok, so you’re telling me that if I showed up at your
doorstep with X amount of dollars cash in a bag and
handed it to you, you wouldn’t sell me your house?”

That “X” would be maybe 10-20% lower than the
seller’s “lowest” price.

There’s a lot more, so go get ‘em, and start using
them right away.  It may be just what you need to
kick-start your real estate biz…
