Here’s how you might be able to influence a broker price opinion – BPO, so they consider your low price.

It’s important to remember that if you ever have the chance to speak to the person who’s about to perform the BPO, your are in a position to possibly sway their opinion.

Remember, these are people that are possibly getting paid $40 to do a drive by or go inside the house. They most likely have a stack of BPO’s that need to be processed and yours is just one of several.

If they call you it’s probably because they need something from you. Often time that might be access to the property. Treat them with kindness and quickly let them know what you know about the area that would HELP THEM establish a value.

Of course this HELP would be in the form of low valuation due to certain reasons that support such a valuation.

You could follow up with that by saying that’s why you were hoping their valuation would come in around (MENTION YOUR PRICE).

We win battles in life because we recognize opportunities. If you get a call from a person who is about to create a BPO on a property you’re bidding on, be kind, friendly, helpful…and then let them know what you’re hoping for.

This is a people business. People have feelings. Make them happy, let them know your desires and good things just might happen.
